    What Does Mold Remediation Include?

Mold remediation addresses the affected materials and conditions within an agreed scope of work. Mold removal is part of that process when materials need to be cleaned or removed.

You may also see mold remediation described as mold abatement. We confirm the affected materials and the work included in your quote before starting.

Review the Scope and Plan the Work

We discuss the affected areas, review any existing assessment report and remediation protocol, and explain the proposed work and pricing.

We perform either assessment or remediation for a given project. If an assessment is needed, you can choose your assessor, and we can recommend another provider. Learn about mold assessment and inspection.

    Contain the Affected Area

We establish containment appropriate to the work to help limit the spread of dust and mold particles into other areas. Occupants and pets must stay outside the contained work area throughout remediation.

    Clean or Remove Affected Materials

We clean suitable surfaces and remove affected materials included in the agreed scope. Depending on the conditions, this may include drywall, insulation, or other damaged building materials.

Drywall replacement, painting, and rebuilding are separate from our remediation service. You can select the contractor you want for those repairs.

    Dry, Filter, and Monitor

Where needed, drying equipment and HEPA air filtration continue operating after the initial work. We make monitoring visits to check equipment, take moisture readings, and evaluate progress.

The equipment and duration depend on the affected materials, moisture conditions, and project scope.

    Mold Remediation Cost in Miami

Remediation is quoted individually for your property. The price depends on:

    • The size and number of affected areas.
    • Which materials need cleaning or removal.
    • Access to the affected spaces.
    • Containment, drying, and air-filtration needs.
    • The expected duration and complexity of the work.

We start with a free phone consultation and explain what information is needed for your quote. Larger or more complex projects may need a site visit to confirm the scope. We discuss any visit arrangements and charges beforehand.

Your quote identifies the remediation work included. Reconstruction, permanent plumbing or roofing repairs, HVAC repairs, and separately arranged clearance testing are outside that remediation scope.

How Long Does Mold Remediation Take?

For a residential mold remediation project, initial setup on the first day usually takes about 1–2 hours.

Drying equipment remains running at the property for about 3–5 days, depending on moisture conditions and the scope of work. The crew returns as needed to check the equipment and moisture readings.

The crew does not normally remain in your home throughout the entire equipment-running period. We explain the expected work schedule, equipment duration, and follow-up visits before starting. Larger or more complex projects can take longer.

Can You Stay in Your Home During Mold Remediation?

For localized work, you can often remain in unaffected areas of the home, provided there is a suitable space separate from the contained work area.

Nobody should enter the contained remediation area while work is underway. Children and pets also need to remain outside that area.

We discuss occupancy arrangements based on the project’s extent, containment, and any occupant health concerns. Whole-home work or conditions that prevent adequate separation may require alternative arrangements. These considerations are consistent with EPA guidance on occupants during remediation.

    Commercial Mold Remediation in Miami-Dade

We work with commercial property owners, property managers, condominium associations, and businesses throughout Miami-Dade County.

After-hours work and phased scheduling are available to coordinate remediation around tenants and business operations. We discuss access, affected areas, containment, and scheduling before the work begins.

Commercial projects receive quotes based on the building and the work required.

We serve communities throughout Miami-Dade, including Miami Beach, Brickell, Downtown Miami, Coral Gables, Doral, and Kendall. Service in the Florida Keys is available by arrangement.

    Post-Remediation Clearance Testing

Post-remediation clearance testing provides a separate evaluation of the treated area after the remediation work.

Clearance testing is not included in our remediation quote. You choose and pay the assessment company separately; many customers use the assessor who performed the original assessment.

If you want clearance testing, or it is part of your project’s assessment protocol or insurer’s requirements, tell us before work begins so the timing can be coordinated.

Insurance may cover the assessment or testing, depending on the policy and claim. Confirm coverage with your insurer and discuss fees with your selected assessment company.

    Mold Remediation Questions

What if the roof or plumbing is still leaking?

Call us to discuss the damage and the immediate next steps. Active water intrusion needs to be controlled before remediation proceeds.

Where appropriate, we can assist with temporary measures such as a roof tarp or shutting off the main water supply. A plumber or roofer handles the permanent repair.

Tell us whether the leak is active and what has already been done to stop it. Learn more about mold after water damage.

Do you repair or clean inside air-conditioning systems and ducts?

We remediate mold or water damage to the property caused by an HVAC problem. An HVAC specialist handles the equipment, internal system or duct work, and permanent HVAC repairs.

We’ll clarify which affected building materials fall within your remediation quote.

Can I submit your documentation to my insurance company?

Yes. We provide photos, an itemized estimate, and an invoice for the services performed, which you can submit to your insurer for reimbursement consideration. You pay Miami Mold Authority directly and handle the claim with your insurance company. Coverage and reimbursement depend on your policy and your insurer’s decision.

    Can mold return after remediation?

Mold can develop again if moisture conditions support new growth. Permanent leak repairs, appropriate drying, and ongoing moisture control remain important after the remediation work.

We explain the moisture concerns identified within the project so you can arrange the appropriate repairs and follow-up.

What happens if clearance testing identifies a concern in an area you treated?

Send us the assessor’s report so we can review the findings against our agreed remediation scope.

If additional corrective work is needed to complete our original scope, we will return to address it. New water damage, newly affected areas, or work outside the original scope require a separate evaluation and quote.

Assessment and clearance-testing fees remain separate from the remediation service.
